I've been advised that by law, I need to ensure that my house
is lead-free in order to sell it. A real estate agent told me that I might need to replace all the windows and doors before
the sale can go through. Frankly, I don‘t want to sink all that money into a house that I‘m selling. Can you please
explain this law, and advise me whether there are any other solutions? How can I tell if there is actually lead in my house?

“The law requires that to rent or sell a home,
it must be ‘lead-safe,’ which doesn’t necessarily mean lead-free,” clarifies Eddie Migues, lead abatement
specialist and vice-president of I.S. ENTERPRISES.
A
lead-free house has no lead-based paint in the entire house, Migues explains, because it was built after 1978 when lead was
removed from paint, or because it underwent a major remodeling. “However, a house can contain lead-based paint, yet
still be considered lead-safe if there is no apparent danger,” continues Migues, whose DC-based company has been in
business for 20 years.
The first step is to hire a certified risk assessor who will survey your house to determine
if there is lead-based paint, and whether it presents a danger. If so, he or she will suggest different solutions. If your
house was built before 1978, you most certainly have lead-based paint, so you can skip this step to save time and money.
The second step is to hire a certified company
to remedy the problem. Working with lead can be extremely hazardous, and requires special training and experience. Do not
attempt to undertake this work yourself. And resist the urge to go with a cheaper, but inexperienced contractor, which can
cost you more in the end and put you and your family at risk of lead poisoning.
“Don’t forget, once
the contractor finishes the job, the risk assessor will need to test your home again,” explains Migues. “If there
is still lead contamination, the risk assessor will have to come back yet again for more tests, which costs you more time
and money.”
“That’s why you should hire a professional lead abatement contractor that guarantees
their work,” Migues recommends. “If they fail the test, they’ll pay for the rest of the tests necessary
to pass the inspection and to be certified lead safe.”
Don’t take any chances. Research your contractors
before you hire them.

property by Eddie Migues of IS Enterprises, Inc, and his team, was such of high caliber that I would recommend them without

a great job of painting in our offices. In general, your painters took time to apply masking tapes and patched upp holes or
wall board tears before applying the paint. I also noticed that there was not a single drop fo paint on my office furniture
nor stray marks of paint on the light switches. Indeed, they made an effort to leave the office reasonable neat. I also thought
you and your workers were very responsive to our request to paint over sections that they have missed the first time. As you
know, somebody turned off the lights when they were working the first night, and because nobody knows where the light switch
was, the painters continued working until it was too dark to see what they were doing. That incident affected their perception
of the places that they have missed, which they have re-done satisfactorily the next day. Again, thank you for a job well

Mr. Rodriguez, our contractor, remodeled our master bathroom
early in 2008, and made several improvements in our remaining
bathrooms, including new faucets and toilets and removal of old
tile. The quality of workmanship was excellent, including new floor
tile work, mirrors, lighting and painting. His workers always arrived
on time as arranged. Close attention was paid to keeping carpets and other adjacent parts of the house free from dust, dirt and debris. They cleaned up well at the end of each work day. Gail Hall, Washington DC My home was lead
contaminated and I was a recipient of a grant from the Housing Dept. with the District of Columbia. I S Enterprises,
Inc. were the contractors I picked and they did work in my home March 2008. They painted the front of my house, painted
all the trim in the house, framed and put rear and front doors in my basement, evened my cement out and painted the walls
in my basement, put new doors on each of my bedrooms, painted in my bedrooms and put a new screen door on the front of my
house. Then they cleaned up so good that my carpet I wanted to get rid of looked practically new and I am able to keep
it. THE WORK WAS GORGEOUS. My home looks so much better, especially the front of the house and the basement.
We can now enjoy my basement and I am looking forward to a decreased heating bill in the coming winter months from the basement

Enterprises rebuilt my bathroom: after removing all the fixtures, tile, and rotten drywall, they replaced the walls
and floors with waterproof drywall, laid new tile, and installed new fixtures. The removal of the tub and installation
of a shower opened up enough space to incorporate a new washer/dryer. He and his staff were always professional:
his workers arrived promptly every day and cleaned up the work area at the end of each work day. When a delay in the
tile I had ordered occurred, instead of making excuses, I was notified immediately, and also informed when the tile would
